Quote from @Theresa Harris:
I'd suggest posting your location as prices will vary depending where you are (as will usage of the HVAC).
The price difference is quite a bit. I'd call around and ask for other quotes, but if it will extend it by a year, I'd have it serviced.
Thank you for your suggestion! That makes a lot of sense. I’ll definitely consider posting my location to get a better idea of pricing and service options. I appreciate the advice on calling around for quotes, too.

Hi everyone,
I hope this message finds you well! I wanted to reach out for some advice regarding my current situation with my HVAC unit. I have a 20-year-old Rudd unit that needs servicing. The service company can attempt to extend its life by cleaning the condensing unit, replacing the aged AC capacitor and contact, and checking for R-22 levels. This service will cost $558, but they won’t provide a warranty for parts aside from those we replace.
Alternatively, I could invest in a brand new unit for $13,500.
Given the costs and the age of the existing unit, would you recommend servicing it or going for a new installation? I'm looking for any insights or experiences you may have had in similar situations.
Thank you for your help!
@Taz Zettergren Thank you for your input! You're absolutely right—the location plays a significant role in determining the best style for a fence. I appreciate your suggestion about a horizontal fence for the midtown/east Memphis area; it does fit well with the modern vibe. I’ll keep in mind the benefits of a standard fence for other parts of town. Your insights are really helpful!
@Bruce Woodruff Thanks for the advice! I agree that choosing a style that enhances the property's appeal is key. Horizontal fencing definitely has that modern touch that I'm drawn to. I appreciate the suggestion to explore materials beyond cedar—I'll definitely consider other options that might suit the look I want to achieve. Your input is super helpful!
Hello everyone,
I’m in the process of replacing the backyard fence at one of my properties in Memphis, TN, and I’m considering upgrading from the current dog ear style to a more modern horizontal cedar wood fence. However, I noticed that most homes in the neighborhood have vertical fences.
Do you think it’s advisable to go with a horizontal design, or would it be better to stick with a vertical style to maintain consistency with the neighborhood aesthetic? I’d love to hear your insights and experiences!
Thanks in advance for your help!

monthly renters insurance might be double that but that would make the numbers skew even farther south wouldn't it?

Hi all,
This is literally my first report that I'm analyzing. I think that I may have miscalculated something and I could use your help as to what I might have entered incorrectly. I sincerely appreciate (in advance) any feedback you are willing to provide.

No sir. I know theres some kind of weird clause that states you can't use the money for anything other than investment purchases but really you can use it for whatever you want.

Hi all. If I do a cash out refi do I need to have another property ready to buy with that capital?
Thanks!
No, you can hold it until you find a property. Or you can squander it on a boat, bitcoin, or some new permanent eyeliner. ;)
😂 cheers.

No, the cash out is debt, not considered income.
