Nice break down on negotiating. I would check every month or every other week to follow up. I met with a seller telling me she had multiple offers on her property and its about to be sold, but I check the title every week to see if it ever changed and it never did. Im going to follow up on her for the 3rd time and give her a different offer. I think being persistent and following up is the key in this business. I heard people end up getting sales after a few follow ups.

@Ashton AstilleroI inquired about this loan before because I was interested for my current business (non real estate). They are private lenders but your'e approved based on your annual gross sales for your business. Your credit score does take a small factor in the process.

 Congrats on your first step to investing. I agree what @Clay Manship said "Are you more scared of what MIGHT happen if you don't invest in real estate, or what WILL happen if you don't?" 

I think every type of investing is a learn as you go. You will always learn from your mistake. When I purchased my first investment i lost a lot of money the first few months but have to come to realty that this is part of the game. Congrats again. Wish the best for you.

@Dan Bee I am very new to REI but Listen to Podcast 081 it tells you how to advertise to look for sellers. I can tell you that I started doing maybe close to 1 month and 3 sellers contact me and i viewed 3 properties. I was able to propose 1 seller an offer but she rejected because she wants market price. If your really looking for a deal you might want to network with people from REI clubs.

I never heard of that area but It can possibly be true, do you have the address? I can look it up for you.

 Some parts of Corona are sketchy and some parts are really nice. I know North Corona is a desirable area. You might want to look into Eastvale not too far from Corona but more desirable. Eastvale is about 5-7 years old.

I appreciate for the insights and advice. After reviewing the post I'm starting to think my offer might be a little too high. I'm going to give her a lower offer and see what the outcomes are. If anything I will continue to follow up with her in a week
