Hi Rich,

The housing market has been steadily going up as with every where else.  The smaller towns like Uvalde, Knippa, etc. will have a longer DOM than cities like San Antonio, so be sure to factor those numbers in.  You can go to Zillow or Realtor.com to check out listings and see what the DOM is averaging.

You are correct when you say Knippa has a really good school district.  In fact, a lot of people from Uvalde will attempt to send their children to Knippa due to Uvalde's poor school system. 

I think the value you have to offer will be the land as it is getting rare to find 5 to 10ac of land lately.

Thank you for your input.  Would you say that someone with a full time job be able to realistically handle working the franchise at a quality level?  Also, in addition to the up front associate franchise fee, how much working capital would you suggest one should have to begin with?
