@Juvawn Parker all of the markets you've selected are all great investment markets and so long as you have the right team in place, you most likely won't go wrong investing in any.  However, I'm adding in another vote for Augusta, GA.  

Reasoning is simply the growth.  Rental rates and appreciation are playing catchup and on the rise.  Too many great employers in the area with a foundation of medical, military and cyber that won't disappoint!  A new cyber company just created 200 new jobs.  An Amazon shipping facility is coming to the area as well. 

And yes, things can still be had in the $50k range in Augusta, but if you look to the higher end of your range, you'll be in great shape.  Let me know if I can help in any way.

@Winn Merwin feel free to reach out. We've started a STR management company and use a separate lease agreement with different terms than a traditional LTR. We treat it totally different as many of the conditions and circumstances are more dynamic than traditional rentals. We've been marketing to try and attract the 1-6 month rental range and have had great luck in attracting residents in the Cyber community.

To answer the question specifically, I'd agree with what the others mentioned and perhaps charge a cancellation fee that's outlined in the lease agreement.  If the transaction was completed through Airbnb, they should handle most of the issue.

@Phil Martin assuming you are working on base, you'll most likely be looking in the Grovetown area, although there are a lot of other zip codes close by.  What criteria do you have in what you're looking for?
