I’ve used Dotloop and Docusign recently and found both similar and easy to use.

Having lived in Tampa Bay for 19 years and traveling the gulf coast, I’d suggest I-75 between Venice and Ft. Myers. Some of those areas include Englewood, Port Charlotte and Cape Coral.

I sold a SFR a few years ago. It had aluminum wiring and electrician charged $1100 to remediate. All this involved him adding alumicon adapters to the outlets and switches.
This was in 2014 on a house with 1100 sf.
It took 2 guys about 6 hours to remediate.
If you like the deal, it might not be that big of an issue.

Several good responses to your post. To echo what some peers said, make sure the units are fixed and ready to go. Easier to repair everything while empty, but I’d also start advertising and getting the interest.
If you’re local to the property, managing it yourself should be a breeze and you’ll be keeping more of your cash flow.
Great photos go a long way too. DSLR cameras are coming down in price so as you build your portfolio, you may find it useful to pick one up. The difference in pics with a DSLR vs cell phone cam can be night and day.
This is a great start to building your RE empire!

I’d also suggest checking your local banks and credit unions. I went with a local bank on a recent purchase and they were .75 better than any other bank out there. It will pay off to start building those relationships.

Hey fellow BP members! I’m Phil and moved to Detroit last fall for a new job. In FL, my wife and I turned our individual houses into rentals when we bought a house together that also had a carriage house so we had 3 rentals.
We sold it all and moved north and now we’ll look for 2-8 unit multis or SFR here.
I’m so excited about all of the BP tools I became Pro after Brandon’s recent webinar!
