I do not. Once I have a good tenant I don't want to rock the boat. The only time I raise the rent is if a tenant wants to go month to month then I raise rent $50/mo.

In my market they appear to be individual sellers, not hedge funds.

I know it's anecdotal evidence but I have been noticing more SFR's in my farm area being listed with tenants in place. Wondering if anybody is seeing anything similar. It's certainly not a wave of investor selling but to me it's noticeable versus a few months ago.

I agree with Kyle that the Federal Reserve has done an excellent job. The Fed has the "dual mandate" of maximizing employment and promoting price stability (tame inflation) as prescribed by Congress. The employment picture is steadily improving (175-200k new jobs created per month for the past several years) and inflation remains subdued. When folks start questioning the government data and call it bogus I think it displays a lack of understanding/clarity about the macro economy.
John, you may believe the unemployment numbers are BS, but then who is buying all the new homes being built, the newly laid off? No way, it's people with new jobs/good jobs that are buying the houses here. Here in Phoenix our new housing developments are selling out and it's not the hedge funds buying in these neighborhoods.
You can say the inflation numbers are bogus but what is that based on? Don't know about you but I only pay about $3.30/gallon of gas which seems cheap to me. America's energy boom will keep costs in check. My property taxes have gone down 3 years in a row. The cost of capital is low, low, low. My city is abandoning temporary tax increases imposed during the recession. Maybe a gallon of milk costs more than it did last year but my grocery bills seem to be stable.
The problem I have with people questioning the data is they don't seem to question it when it suits their mindset. Did you think the data was bogus when unemployment was north of 10% and we were losing hundreds of thousands of jobs a month? Doubt it.

I too have higher end rentals and this spring have had 5 excellent renters leave because they bought a house here in Phoenix. Fortunately I was able to replace all with good quality tenants. This phenomenon should come as no surprise to anyone as it was just a matter of time before all those that lost homes to foreclosure and short sale started buying again.

I have used Old Republic for many years. With very few exceptions the contractors sent out have been professional. Other posters are correct in that not everything is covered. For example I had a hot water heater replaced last year. They payed for the heater and labor to install but they charged me for the city permit to install (?$50). Also they wouldn't pay for removal and disposal of the old heater but I just had my handyman do it (?$25). The policy costs me about $400/year, I figure I at least broke even that year plus I didn't have to call around for quotes.

I have them on all my properties. It really comes in handy when an AC breaks down and you just tell the tenant to call the home warranty company. I have also had numerous garbage disposals repaced, a dishwasher replaced, garage doors fixed, drains unclogged by the company. It may not save me much money but it's a huge time saver and I put in the lease that the tenant is responsible for the trade call fee after 30 days occupancy.
