The point I was trying ro make is it no longer makes sense for me personally to buy anymore long term rentals. While rents have stayed constant, the cost of the homes have about doubled from their bottom so return on investment is about half of what is was a few years ago here in Phoenix.

I use a two tone scheme, beige walls with white trim and doors. Looks great.

If the numbers don't make sense they don't make sense. I was buying like crazy in 2010 and 2011 when I could get 1-1.2% of purchase price in monthly rent. Now I could get .5-.6% in rent for those same homes. Consequently I haven't bought a buy and hold for about a year now.
I was able to complete 3 flips in the past year but even those opportunities are drying up.

I use a Dunn Edwards flat on the walls with Satin white trim. I use the same color on all my rentals. I don't like the semi gloss walls because when you wipe them down you see the wipe marks. Normally I pay my handyman about $50 to touch up a whole house with the flat paint and it looks like new.

I pay 90 cents per square ft. for a two tone paint job. I pay my handyman who I have used for many years 17-25 bucks an hour depending on what he is doing.

I have done extensive research and have made several offers in the last few months on multi family homes in Phoenix. I haven't found any good deals and all my offers have been rejected. I am sticking with SFR's which still cash flow pretty well despite the run up in prices. Full disclosure, I only looked at B properties. I have mo desire to be slumlord.

Taylor, there is a 100% chance of another recession coming at some point. Problem is nobody knows when that will be including the guru's, pundits and talking heads on the networks. Unless you day trade stocks or flip homes for a living then don't worry about it. Sell your guns, ammo and gold and buy quality dividend paying stocks and/or cash flowing real estate. Might the prices of those assets go down at some point? Yes, they certainly will. Might they recover in price? Yes, they certainly will. This is the definition of an economic cycle. If it makes you too nervous to think of losing money at some point down the road then put your money in a short term CD. Good news about rising interest rates is that CD and money market rates will go up as well helping those on fixed incomes.

Taylor, you cite a lot of anecdotal evidence. Look at the macro picture. Stock market soaring, homes selling like crazy, home prices up, 195k new jobs created last month, corporate profits healthy, consumer sentiment at multi year highs, etc, etc. You can ignore the data at your own financial peril. As J Scott points out the doom and gloom crowd may be correct one day but it hasn't happended yet. My advise is find some good cash flowing properties and invest for the long term.

Funny, I just arrived in SoCal yesterday to get out of the Phoenix heat! Going to be 116 today so stay hydrated and good luck finding some properties.
