That level of debt is completely understandable for an orthodontist. 4 years of college, 4 years of dental school plus 2 years orthodontics fellowship tuition and living expenses adds up. I am guessing he/she will earn at least 300k first year out. I would gladly have the good doctor co sign for mom.

bob, it is a tight market here. I have been doing 2-3 flips a year consistently for the last 4 years here in the metro phoenix area. This year it will only be one and I have nothing in the pipeline. The numbers just don't make sense right now. People will tell you there are always deals to be found and that's true, it's just a matter of how much time you want to spend finding them. I work full time and I value my free time so for me personally it hasn't been worth the effort it takes to find a deal right now.

Nicolas, I have lived and invested in the Phoenix area for the past 10 years and love it.
To answer your question, 100k is a nice chunk of $$ to start investing with but likely completely inadequate to "sustain your family" A good real estate investment portfolio will return 10-15% gross yearly. Doubtful that 10-15K pre-tax can even begin to cover your expenses.

very interesting post. Just did a quick google search and found 37-47% of Americans own a dog and 30-37% own a cat. I have always allowed pets with a non refundable deposit. Yes, I have had to replace carpet due to pet damage. Never have had to replace doors, moulding, cabinets, appliances, etc. due to pet damage. The vast majority of the time when a tenant with a pet vacates I cannot tell that a pet had lived there. I have a clause in my leases that all carpets must be professionally cleaned upon move out and that pet owners must have house professionally treated for pests. The percentage of Americans that own pets is striking. I can't help but think that landlords that don't allow pets are really limiting their pool of renters and that an extra month or two of vacancy would do far more harm to their bottom line than potential pet damage.

Hi Lisa, I was born and raised in Seattle, love it there, now in Arizona.
To me, its a no brainer, the married couple will be your best choice.
The single dad has two red flags, the first being he doesnt have the money for deposit. The second, his 21 year old son. While I understand its tough out there, most 21 year olds are not still living with their parents. Go with the older couple.
Of course, tenants can fool you as you just learned. All you can do it make an educated decision. Good luck.

Check your state laws and make sure you don't need a realtors license to manage the properties.

just because no one on this site has negotiated a lower price for a turnkey doesn't mean it can't be done. My belief is that EVERYTHING is negotiable. The worst thing that can happen is they say no.
