...and this is why the rent is so damn high in CA, NY and any other place where the laws do not protect the "housing providers".

Tenant reported a small leak in ceiling. He thinks its coming from upstairs bathroom in master bedroom. How much expense am i looking at?

So here's the story. New tenant moves in last fall. I get first month rent on time and in full.  Then next month, I get request to pay partial rent (75%) before grace period and rest if they can pay later. Medical billing issue. I let it go. I have figured out that he is getting paid every other Friday and he is paying me the first partial payment on the first Friday of each month, which obviously will fall within 5 business days of grace period. 

My second issue is, I have agreed to use Zelle to accept payments. My rent is $2300 and Zelle has a limit of $2000 per transaction. So tenant sends me a partial payment of $1600 in the first transaction. Rest comes the alternate friday of that month. The tenant has made full payment so far before the 31st. 

I do have late fees in the lease, but I'm just being generous not to charge them because honestly I don't want to sour the relationship. 

I am curious as to what would you do? 

NJ requires one day of notice. I've provided a notice much further in advance. 

The landlord must provide reasonable notification (usually one day) to enter the premises. The landlord must provide reasonable notice for the following reasons:

  • Non-emergency maintenance and repairs
  • Showing the unit to prospective tenants

The landlord does not need to provide notice in the case of an emergency where a condition exists that poses an immediate threat to the safety or health of persons using or near the premises.

We surveyed our New Jersey landlords and found out that 67% go above and beyond and provide 48-hour notice, asee nd 33% provide 24-hour notice.

I have to check my lease for the fines. There is a chance the fines might be waived as a first-time courtesy. Thanks all. 

The house I'm renting out is part of HOA. I'm trying to get the fireplace chimney inspected as mandated by the HOA by-laws. Tenants are not able to provide access due to their own schedule. The inspection is due soon! I'm trying all my best to avoid fines but in case the tenants can't provide access to the chimney inspector before the due date, can I pass the $50 in HOA fines to them?

Do these whiners know that this relationship is a  2-way street???
