Thanks @Justin Goodin for your blog. I wrote a similar article on my site using each letter of "PERFECT" to make my case for passive investing in syndications. 
Passive - not much to do after vetting the sponsor and deal
Equity growth - from principal paydown and appreciation
Reduced risk - from an investment and legal standpoint
Forced appreciation - the best and most reliable kind
Economies of scale - one management company to take care of the multifamily or self-storage asset in generally one location
Cash flow - monthly or quarterly distributions
Tax benefits - all of the tax advantages should be pro-rated for the passive investor. Your cash flow should be tax-free if the sponsor does a cost segregation study. Bonus depreciation may be going away so it may be a good time to stock up on this type of depreciation since it can be carried forward. The multifamily assets that I have invested in have given me huge passive losses in year one.

What would flooring be classified as?  I had to replace my carpet and vinyl flooring because of wear and tear.  Also, is painting considered an improvement or repair in between tenants?

I have worked with Dave and RJ for several years so they are definitely legit.  They are great guys to work with and knowledgeable about the Columbus market.  Of course, you should do your own due diligence on any turnkey deals like Peter Lohmann has mentioned.  They work with investors from all over the country and are on Jason Hartman's turnkey provider list for his investors.

For asphalt, call Anthony at Armor Paving & Sealing in Reynoldsburg (614-751-6900).  I needed some potholes repaired and they were responsive, gave me the best quote, and did great work.  A lot of asphalt companies do not even reply to their own website's Contact Us inquiries.
