@Andi Leka The last 2 I financed (08/20 and 03/21) were 3.99 and 3.65. These were 80/20 conforming Fannie/Freddie loans but with the new announcement of those investment loans making up a smaller portion of the portfolio effective April 1, I expect rates to go up.

@Victor De Los Santos In addition to the dummy thermostat, use one with password protection and set mins and maxes that can't be adjusted past. Get a smart thermostat that you control remotely. Install a security camera and when you catch this person breaking locks, call the cops

@Jose Cervantes Do you have an agent you got you policy through? If so they should be able to talk you through all the options. If not, contact some other insurance agents and ask them to look at your policy. Insurance claims are never fun, just be sure to vet your contractor hard. Getting a crappy contractor started on the job on top of dealing with the insurance company will quickly turn into a nightmare. I just finished paying on a debacle of a situation that happened almost 2 years ago because of a bad contractor. Good luck

@Patrick Q. Checks? Who still writes checks?? Have them pay you in cash, or cheesy poofs, or cocaine, or cryptocurrency. Basically any payment method that starts with the letter C will work.

@Michael DeAquino Replace the carpet and drywall 2 feet up. Then don't allow pets.

@Jake Greener Pros and cons of each. More money with short term but lots more work. Generally I like newer properties as airbnb and older ones as LTR. Really depends on the location and local laws. Really no right answer just preference.

@Steve Hammer $50 late fee then 10/day after. No grace period anymore. Give them lots of ways to pay, paypal, zillow, cozy, venmo, deposit slips, mail to PO box

@Peter Morgan i wouldn't especially in a hot market. Like said above, you can always give allowances or fix it in the option period. But if you get multiple offers you can make it clear that no repairs will be made if they want their offer accepted. But if its a rental with tenants, don't they need a working AC? Although I'm sure it's not as critical in Des Moines as it is further south

@Brittany Bolling I'm sure someone out there is doing it but it's not mainstream. The issue is the constantly changing exchange rates. The rent will still be based on USD so why not just collect it like normal and buy crypto if you are hedging. Not to mention the accounting and tax implications.
