@James Ray Elliott Every property is different. Best bet would be with private/individual landlords. Large complexes usually have company policies that automatically disqualify an applicant for certain crimes. Check zillow, cozy, and craigslist where independent landlords advertise

@Simon Obas As soon as it is ready to rent. Take good pictures. People have no imagination so if you start showing it while it is being fixed up in the construction phase you have a low percentage of getting a quality renter. It's worth waiting an extra week or 2 until it's ready before people see it.

@Harith Hadi Knock on their door in your birthday suit at 2 am with a plate of cheese Danishes to welcome them as your tenant. Be sure to explain you baked them yourself and insist that they eat one with you.

@Bianca Cintron Really depends on the lease and how far out it is. You are responsible for the entirety of the lease. So if you have a year left and are paying 2000/month, 7000 is a good deal. However most states require the landlord to attempt to re-lease the unit and once it is reletted the new tenant takes over. Landlords cant double dip getting paid by you and a new tenant.

@Dexter Tiggs I would recommend starting with non-section 8 landlording before attempting. You're going to need a deep list of repair people to spend that "guaranteed" money on

@Lauren Hofing I use the tools inside the Airbnb app. I have check in instructions, a guidebook, and wifi instructions. All of which only confirmed guests can see after booking. In the messages section there are canned response templates that I use as well and they allow you to edit before sending so I can just add their door code and hit send(its the icon that looks like an earmarked page). Below is the standard message I send 2 days before arrival:
Thanks for choosing our cottage for your stay in Granbury! Your code to unlock the door will be the last 4 numbers of your phone number. (xxxx)
Be sure to look at the wifi instructions ahead of time in case you don't have good cell reception when you arrive.

@David Wilson You have no requirement to provide this to him. If you do you should be compensated. But he could just buy a thermostat with it's own cellular connection without using your internet. I believe verizon offers them through Honeywell and its 10/month for the "phone line" plus the cost of the thermostat. So I'd say if you let him connect to your internet you should get at least a $20 credit

@Jeyo Punnakottil I've been using smartmove for a few years and have been happy with it. I just have the applicant pay directly to the site so there is never any complaints about fraud since they get a copy of what they pay for. But you still have to do your own work and check past residences and references. Very few of my rejections come from the credit and background checks. Important note is that the number you are provided with is not the credit score but a tenant score that their algorithm calculates based on the whole report. Its scale is designed to mimic the credit score scale so most people think it is the credit score. It's important to read the data in the credit report not just go by the score.
