@Kyle R. thanks for the insight. We are a bit nervous with the high HOA's, but think the amenities will make for a stronger rental market. Do you have any experience with self management in the short term rental market? Just trying to think about how the coordination of cleaning, repairs, and letting the tenant into the property would work. Again, I appreciate the insight.

@Blake Brown we are.  I haven't listed it yet as we have a few people interested off market, but if they don't work out we will list it.  Are you interested in purchasing it or listing it?

@John Underwood we run into the same issues when we go. We’re hoping to find something we can both rent out short term and vacation at when we want to visit the beach. I’ve spoken with a few people that own at oceans lake, but I’m having trouble getting passed the leased land concept.

Hey guys, I am getting ready to sell my fourplex and looking to get a vacation rental. We live in Columbia so our initial thought would be Myrtle Beach. I just wanted to see if anyone currently has a vacation rental at Myrtle Beach or somewhere close by that could give a little insight as to your experience. I know about the investor rate on taxes and the HOA fees with most rentals at Myrtle. I just wanted to get someone's feedback on how successful you have been with the short term rental market at the beach and any other nuggets of wisdom you can provide. I appreciate any input.

@Wesley Dean— she overstayed her lease so I evicted her based off of that. I will have to take her back to court for the back rent and damages, but I’m definitely happy to have the unit back.

@Adam Odom— I apologize I missed your question. I was definitely concerned it was going to be messy. The tenant stopped responding to my calls/text/emails except for to tell me she will let the judge dictate when she has to move and how much back rent she has to pay. At the advice of an attorney I ended her month to month and evicted her for overstaying her lease.  I have to take her back to court for the back rent and damages, but at this point I’m happy to have the unit back.

Thanks @Marlen Weber.  I'll keep you posted as I go through the process.  So far the only difference I have found is you have to mail in all of your documents and they are limiting the number of cases per day.  I am hoping someone that has gone through it locally can give me any insight into if anything inside the courtroom has changed.

I am in the process of evicting a tenant for non payment.  I wanted to see if anyone has gone through the process since the courts have reopened?  Are there any new processes?  Anything different than pre-covid?  I appreciate any guidance.
