@Ryan Proffit, thanks for the thought. My downstairs tenant has been in the unit almost 5 years and the upstairs tenant is going on two years. I don’t foresee either one moving but just trying as a jester of goodwill. Do you know if the solid batting or resilient clips can be installed over existing drywall and an additional layer of drywall installed over it?

I have a quadraplex with two units up and two units down. My downstairs tenants are complaining about the noise coming from the upstairs unit. The upstairs tenant has young kids that I am sure are contributing to the noise. I would like to do some soundproofing in the ceiling of my downstairs units but both are currently occupied. Has anyone done soundproofing with tenants in place? I would like to avoid pulling the drywall down, but not sure what my options are. I appreciate any feedback from anyone that’s done this or attempted it.

@Ron T. and @Joe Kavan Thank you both for the insight. Ron any chance you can share your Columbia contractors info with me? It sounds like you have a pretty good handle on the repair aspect of your rentals and it would be great to use someone vetted.
On a side note do you invest in Single Family or Multifamily? I only ask because of how high the taxes are down here I've typically only found the numbers work in multifamily properties. Just wanted to see if you had any insight on that front.

@Ron T. would being in a more metro area of SC have anything to do with the additional price? Would you expect to pay more for a licensed business that employees licensed plumbers vs just a licensed plumber? Just trying to better understand.
