Reminds me of our one week Lakehouse tenants years ago. They were not from the USA & the wife made them pack up & leave after two nights because of wild bears. The bears were in fact large well fed Raccoons feasting on the odd shoreline salmon carcass.  

However, we did observe 3 large Lynx roaming the front yard of my daughters Scottsdale home @ 5am & they were big enough to carry off a small child. Her property backs onto a large wash so they travel down it to the suburbs looking for their 'pet' meals.

Agree, our youngest daughter has been home office bound for >3 years (yes b4 Covid) & she is now interviewing for 'home office' staff to assist in the accounting/audit for the 3 (inter-related) corporations she is the financial officer for. Most of their support staff & attorney's are also home office bound in FL, CO, AZ & NY & have been operating very effectively even with 'daylight savings'. I have observed her in her office with 2 large screens filled with Zoom participants & it's very civil & productive.

Regardless of appearances...
Some people definitely need to upgrade to a pickup truck !!!

We have always Sect. 179'd our trucks & buy them a couple of years old with 30k or less.

Surprisingly when I tore down walls for rehab in our old 60's era MF the majority of drain pipe, venting & the 3" stack was copper. Cu must have been cheap back then because EVERY electrical circuit was 12/2.

Admittedly as apartments were added the drains were PVC but had poorly designed flow geometry, venting & multiple 90's for no reason. Then there were the 3/8 Cu feeds off 3/4 inch main lines so corrosion jammed them up over the years. Pex'd to the hilt now.

We had a circa 60's building where some of the old in-wall vents were clogged & that resulted in poor flow & what appeared to be blocked pipes. Then as I rehabbed the units the years of amateur plumbing fixes were revealed. One set of drains from a shower had at least 5 vent 90's in it behind a wall & below the floor to get around beams & studs. Some of the 90's were restricted with the proverbial hair/soap rats we find. Running a snake down was impossible so I tore it all out replaced it with 2inch PVC.

My BIL had a plumbing issue in the slab of his Scottsdale home & insurance covered some but he was still out $15,000 after all new flooring tile etc was required.

We have installed quite a few & believe it or not the Goodman furnaces & a/c condensers have been the least problematic. A Lenox was the worst, the condenser constantly leaked due to O ring failures (could have been an install/repair issue) & by the 2nd year the blower & inducer motors both went mid winter. Warranty covered parts (when you could find them in the middle of a snow storm) but not labor. 

We have a 25 yr old Bryant Hi Effic. furnace with a 4 ton a/c system. Only repairs since the install were a condenser fan motor replaced 7 years ago & an inducer motor replaced last year, no other maintenance other than our annual PM. Probably no longer the most efficient equipment but no need to replace before the absolute need.

Good luck, I agree large throw rugs may be the answer....

Friends of our moved into the basement apartment of their kids homes for both financial & grandkid duty to 4 under 6yrs old. The 2100 sq ft basement apartment was built for that reason & they stacked the 12inch ceiling beam cavities with a special sound barrier insulation & 2 layers of fire retardant drywall etc etc. 

The upper floors are all hardwood & this is the picture our friends sent us when we asked about the noise issue.

or in our case when we got a great deal on a recent property the landlords WIFE told him to sell or else. She was fed up with the years of time consuming tenant drama.
