also make sure the ground 'prong hole' is @ 12 oclock.

plus aren't the pipes down there buried in slab flooring ???

we get some here with pipes burst, rodent damage, mold etc etc but they are great buys if you can do a lot of the bull work y'self.

I got a 4broom no-one wanted for $13,500. Pipes burst, floors ceilings, walls totally ruined put in about $3500 & flipped it drywall etc unfinished to a local for $29,500. Not bad for a bad location, shared driveway etc.

We had a woman who we held the mortgage note on one of our properties.
They sold it in a divorce.
She then rented a home from us & @ yr end wanted
Her 1098 for rent & property taxes paid. "Like I got from you before for my tax return"

Don't know the age of your unit, but mine was a basic NG '03 model.
Mine wouldn't let the pilot stay lit??? fixed it with a 18" generic thermocouple $7.95. S I think your problem is different.

However, as a PM when you get the burner out check the pilot tubing and clean both the tubing and orifice using an air compressor.

Also check the main water heater control valve, it's the valve with the thermostat on, that maybe what is malfunctioning causing it to shut down. My guess its probably this.

Another culprit may be the water-heater exhaust vent on the roof. Downdrafts could cause the pilot light to go out. Make sure the vent cap isn't missing or rusted through on the roof, it will cause drafts and wind to blow out the pilot.

Also the newer water heaters require more volume of air due to the addition of a heat sensitive diode to the thermocouple so you may need to ensure good air flow esp if it has a captive outside air feed.

I usually get permission (with a $75 gift certificate to our local Texas Roadhouse) to have an 1-2 hour open house (preferably on a Sunday afternoon). So far it has always worked & very little down time. Definitely worth the gift certificate.

The last one was a little tricky though, they had already moved but were between homes as they were gutting their new one. The guy vacating was great but the wife ?????
Thankfully the first couple we sneaked through (his wife was out of town) qualified & took it immediately.

I noticed it was big in Australia when there a year ago & we have aging cement stucco on our home in FL.

But when I started to look into it this is what I found....

yeah I thought it was 'shocking'

my run in was
- because of the extent of the rehab I had to get a yet another permit 'to install required smoke/co2 detectors throughout'.
- inspector recommended a lic elect (first red flag)
- young lic elect shows up & didn't seem to know much about
inter connected smoke CO detectors &/or just lacked interest ???
- told me to climb into attic (he was too large) & pull the wiring
so he could do the connections on the 2nd floor.
- $600 later everything gets approved & then find out the lic elect recommended was a relative of the inspector.

Be careful when forming partnerships one bad unrelated lien & you could compromise the investment(s)!!!!

The one I read about thst triggered a lot of audits was 1098's issued for high mortgage Interest but the individuals did not file a tax return!!

I would assume you are including Rental Income in your Tax Returns ??
(If not your ex may be the least of your 'worrIRS'. )
The court usually insists on you submitting several years of returns if there is a dispute or demand for higher child support payments.
