we have had luck posting an ad with something like “free mobile home, must remove from site”. I would try that first before paying for anything, unless you are in a time crunch.

Hello All -

I have a 75 unit mobile home community that is comprised of about 50 MH lots and 25 RV lots. For the RV lots, we currently bear the costs for water, sewer, electric and trash. Historically the costs have not been outrageous, but as we are filling up the spots (and as this winter has been very cold), the electric bill has increased dramatically. I am wondering if anyone has had success charging RV tenants for an "electricity charge" of some sort ... maybe just a flat "$50 charge for electricity hookup and use" ... while not billing them for the actual electricity used, because then I know you are entering a dangerous territory of being deemed a utility company and no one wants that.

Hello BP Community! 

I was wondering if anyone out there has had any experience (positive or negative) with using PayLease for mobile home park rent collection? I am considering implementing their platform at a 73 unit park we have, but wanted to check here first to see if there were any high praises or horror stories. The platform seems great - comprehensive, detail oriented, easily implementable and highly functional (integrate with website, accounting software, etc.) with solid customer service. I am just wondering if I am missing something.

Hello All - 

I am under contract on a 73 unit park in the WV panhandle (outside Pittsburgh, PA) and am looking into getting a quote to replace a portion of the park's water pipes, which are the old iron pipes. Prior to the current owner purchasing the park (about 4 years ago), the previous owner had most of the park's water pipes replaced with new PVC pipes, but for some reason he neglected about two rows of homes , so they are still the old iron piping. I want to get a quote to present to the seller to replace the remaining old pipes. There was recently a water leak in the un-updated portion of the park, so this is a priority for me. Does anyone have any recommendations of good plumbers or vendors in the area?

were you able to find a lender in the Charlotte area that was willing and able to do a cash out for an LLC with rentals? I have tried to do that in the past and found it hard to find lenders that would work with the LLC as opposed to me personally. Thanks.

Hello All - Recently went under contract for a mobile home community in West Virginia and will now enter the diligence phase. It is a rural park located in the northern part of the state, near Morgantown, WV. I was wondering if anyone on here had any experience with the following: - an appraiser in the area (we have a bank lined up but they said it may be tough to find a good appraiser) - mobile home community inspector in the area (all tenant owned homes so won't need too much inspecting) ... thinking for the infrastructure Thanks in advance! Very excited about this one!
