Brian, unless there is a revocable trust and a will spelling out the deceased's wishes, it probably has to go through the probate process.  You could try the probate section in whatever county court the house is in.  Portland is spread across three counties, Multnomah, Washington and Clackamas.  The probate process is time consuming, probably 6 months or more.  A revocable trust and will could shorten the time considerably.  

If you are looking at the possibility of obtaining the house from an heir in a short period of time I might be interested There are others in this forum more knowledgeable than me on this topic.  If you somehow find a relative who needs a probate attorney I can give you a lead on a good one.

I am looking for a commercial investor in Portland to help me evaluate a small commercial property, zoned CN1, located in SE Portland, OR.  I am not familiar with valuing commercial properties but a client has come to me wondering what options there might be.  If you can help please reach out.  Thx.

So is this already an approved, platted subdivision?  Is the appropriate zoning in place?  Engineered drawings done?  Construction done?  Are you looking for developers or builders?  Sorry for the twenty questions but I know both who might be interested.

My understanding of these kinds of deals is that you would normally take your profit in the form of lots out of the subdivision.  Maybe you could get three developed lots, which could net you more than the profit you mention above.

BTW, I'm looking for private money lender, a partner or an individual interested in buying my wholesale deals, BRRR deals, fix-n-flips or rentals. Can you help me? Your consideration would be appreciated.

I don't know anyone in KF but my website developer, Investor Carrot, often talks about his property in KF.  Try contacting Trevor Mauch at Investor Carrot.  (He's mister Investor Carrot.)  I bet he knows the area and maybe even some private money.

Investor Carrot is actually in Roseburg, OR but, as I say, Trevor has property in KF.
