Just wanted to add another note.

I use my (new) Chase Sapphire card to make these purchases. Be mindful that you will take a 5 point credit hit. This happens when you apply for a new credit card. (I read this online, so do the research yourself if you're uptight about your credit rating.)

If you spend $3000 within 3 months of opening the account, Chase will give you a $500 cash back. All-in-all I get the following:

1. 11-12% off via gift card reseller
2. Hopefully >10% off at the Pro Desk. (If not, I've got Lowe's 10% Coupons.)
3. $500 back spending $3k on my Chase Sapphire

Best to make sure the ebay seller has a high feedback rating. Anyhow. I filter the ebay auctions out because I don't have time to wait and who knows if it'll even be a deal by the time the auction is over.

I bought $1500 worth of gift cards and paid 88% of face value. All were legit as I've ordered appliances for a house I just closed on. (Home Depot had a Labor Day weekend special on major appliances. I figure I saved 12% + 10% = 22%.)

YOU MUST DO THIS ASAP!  This should be the first thing on your agenda tomorrow.

Why would it be late after the 4th and not on the 2nd? Can you specify in the lease that the first late day will be the 2nd?

With that being said, can you deliver the Comply or Quit on the 2nd?

A good example here is one of the properties that I rent for has a lease addendum that clearly states that "any guest that stays overnight more that ONE time in a MONTH" is an unauthorized tenant and a violation of the lease agreement.

Does your lease addendum override state law? Are there even state laws that address this issue of having guests over a period of time?

If so, do these state laws set a standard # of days guests can stay OR is it worked out between the landlord and tenant(s)?

I searched for a house I just closed on and the data is incorrect. It seems to be pulling information from Trulia as far as my house is concerned.

I believe there is a subtle difference between "Vacant" insurance and "Builders Risk" insurance. Vacant insurance may not cover you for some risks that come with renovations.

I only see "Vacant Renovation" on the policy. But to answer your question, I cannot afford it should anything go wrong.

Maybe I should've asked, "Is $100/month for this policy a good price until the house is rented out?"

I just closed on a house I'm looking to remodel and rent out. Thing is it'll take 4-5 weeks to have it ready to go and I'm not sure how long it'll take to find a suitable tenant, especially with winter approaching in 1-2 months when it's finished.

I've been quoted a "Vacant" insurance policy that will cost $300 for 3 months and isn't refundable. It has a $1000 deductible.

Should I go with it in the 1-2 months my rent house is under renovation and unoccupied or get the vacant insurance?

Is it possible to write something into a lease to something around the effect of, "If a guest is found to be staying at the house more than 2-3 nights, a background check must be automatically provided. Failure to do so allows me to boot you out."

Thanks for all of the information and advice.

The purpose will be to rent for at least two years. After that, I'll decide on what I want to do. I like the idea of changing the countertop and replacing the doors, handles, and hinges.

ARV aside, I would like to put in new cabinets at some point in time so I'll have the flexibility of selling or to attract a high quality tenant.
