Good question, I see this come up a lot here on BP:

  • Private money is typically individuals lending their own capital. Terms can be more flexible, relationship-driven, and sometimes more negotiable depending on the deal and the lender’s comfort level.

  • Hard money is usually through companies or funds that lend professionally. Terms are more standardized, primarily based on the asset, with set rates, fees, and processes. The upside is they can typically fund deals pretty quickly.

Both have their pros depending on your situation and goals.
