Looking at a 5-unit in Indiana for $300K or so. The building is stabilized. I am an out of state investor so local banks aren't helpful.
Any recommendations for any of the national lenders that I should check out? Thanks

A wholesaler recently shared an off-market deal with me. The seller doesn't want to put it on the MLS to avoid paying heavy realtor fees. The wholesaler is not a licensed real estate agent.
How important is it to have a realtor involved to represent me on the purchase? Have any of you purchased off-market properties directly with a seller without realtor involved? Any tips/advice is appreciated.

For those of you who are out of state SFH buy-and-hold investors in Indianapolis that have greater than 10 properties, I have a couple questions:
1. How are you financing your properties? Are you buying 10 and then rolling them up into a blanket non-recourse loan with a company like Corevest?
2. How do you limit your legal risk/exposure? Are you putting these properties in LLCs? If so, any local attorneys you would recommend?
3. Do you have an umbrella insurance policy? Any recommendations for who you work with?

I'm looking at a property in Indianapolis that has a much higher assessed value (for tax purposes) vs. the purchase price I am thinking of paying.
Anyone have any experience will this? Will the assessed value come down to adjust to the purchase price? Otherwise, I am stuck paying much higher taxes and need to factor this into my analysis. Thanks!
