What do folks think about the East Fountain Square area? I'm thinking the area slightly west of Keystone Avenue (north and south of Prospect).

Do you see this area developing to the same level (and prices increasing) similar to core Fountain Square (west of State Avenue)?

Hi, does anyone have any good recommendations for an affordable property tax attorney in Indianapolis who can help challenge property tax assessments for your investments? Ideally, only get paid a success fee based on how much they help you save?

Given the limit of 10 mortgages (for 1-4 unit properties) per individual for investment properties, have any of you consolidated multiple mortgages into a single portfolio loan (ideally non-recourse)?


What was your experience and any lenders you would recommend working with to do this? Curious what the terms are generally like. Thanks!

Has anyone worked with any lenders who commonly offer commercial loans (5+ units) at 80% LTV? I've connected with Gold Coast Bank and Blueleaf Lending but they both typically max out at 75% LTV.

This would be for buy-and-hold strategy so no value-add work. Thanks

@Dhru Das how much did this end up costing you? I'm also looking at a 3 flat up north in Chicago
