Started looking into Citrus Height, not the new house but a house in the range of mid 400.  How is the rental market in that area? Looks too far from downtown Sacramento so wanted to know what kind of rental are attracted to this area. Please advice.

Also, is anyone having a short-term rental in this area?

@Mike Malyy @Michael Hyun Thank you so much for the wonderful info. I was actually talking MTR (3 to 6 months lease) not really a Airbnb or VRBO kind. Again not sure if it will be successful so might have to convert it into LTR. So I might want to look at the areas which will work in both MTR and LTR situations. Are there particular areas that I should focus on?

@Michael Hyun Thank you so much for the detailed response. My husband has a job in Sacramento and has to travel there for few times a month. He plans to stay there a few times a month so we want to get an STR furnished and rent by the room or rent out the whole place depending on the situation. Eventually, we plan to convert it to a Long term rental and hold it. We are not looking for a major positive cash flow but certainly cannot afford a negative cash flow.

@Michael Hyun I am planning to do something similar with SFH or multi-family that I want to invest in. I am planning to rent it out as a furnished rental to travel nurse. Are there any particular area that are better than other?

Hi All,

I have been on and off looking into getting an investment property in the Sacramento area. I am planning to get a NON-HOA single-family or multifamily in the Sacramento area (open to Elk grove, Arden-arcadia, South natomas). I have two queries: Has anyone recently done this or is aware of any permit etc needed for the short term rental? Secondly, are there any better areas than others like South Natomas or any for that matter.

Hi All Pool Owners,

We have a play pool at our property in the Phoenix suburbs that needs a major overhaul. Pool pump is leaking and the pool surface is toward the end of life. For the pool pump, we want to get it replace completely and for the pool surface, we want to get pebble tec. We are trying to define SOW for contractors and need to understand all things that we need to add. This is our first time owning a pool so need to understand are different options for pool pumps and pool resurfaces? if you have any ballpark cost analysis and recommendation please pour in.

Hi Experts,

                        I have been looking into purchasing a single-family house in Sacramento below $425K. With current market conditions does it make sense to invest in Single-family or Multi family houses in Sacramento? I know cash flow is not going to really work here but I am not looking to have negative cash flow so anything that can break even should work. I am looking into holding this property for 10+ years so looking for appreciation. 

Also when it comes to investment does it make sense to invest in a newer house in a newer community where HOA etc exist or any older house.

Some insights will be really helpful.

If you want a review you might give a couple of nights discounted to someone you know for the promise of a review. They would have to be reliable of course.   I would say though it may be the season.
