I'm looking to get into my first RV/Mobile park with a friend and wanted to know how financing for these works? how does one value/appraise these? Any podcasts or blogs out there?  

What are some of the "gotchas" that you have experienced?  Thanks as always for sharing your wisdom so generously.

Depends on what your priority really is.. is it 10K now?  If so opt for the lower down 

if it's lower payment by $90/month for the next 20 years then pay the $10K. Only you choose what works for you

At $90/month =$1080/year or approx 9 years vs $10K now.

I wouldn't trust them when it's not a US based domain lending here. Just my feeling

If you can buy a 16-unit complex or 4-quads which would you recommend and why?

The 4-quads are about 2x in price and cash flow about the same and maybe slightly lower

I see the advantage of 16-unit as rent upside w value add and reno, same PM team (same for both cases though)

For the 4-quad: financing is easier and can sell individually.

Which one (usually, and I understand it's not simple) has a better resale and long-term potential?

I have an existing portfolio and to refi I am bringing in a friend (higher credit score). So essentially an investment partner

What are things to consider in this scenario on how to give them a portion of the LLC so I can use their credit (no capital)
