Thanks Rick, doing that this am.  It didn't need to get this far and as he was having employment issues I was being "nice". Lesson learnt

Hi

I have a tenant that's over 60 days late. I've given him a notice. And he's now not at the property and not returning and taking my calls. His phone goes to voicemail which is not active

I've called him several times on his available numbers and he's not answering. I tried a different number and he hung up when he knew it was me

Do I need to go through formal eviction cost and process or can I throw his stuff out? Most of the stuff in his house is now outside so it looks like he was moving

Thanks for your help

I am launching a platform portal and need to invest in the development costs. If I were to seek a property and use the proceeds to fund the startup, do I still have to pay capital gains or can the "losses" from the startup cost be used to negate that?

Thanks for your help in advance

@Mindy Rowe 8% in a 100K investment is low. Even as a passive investor you can do better. What is your primary reason for this partnership? Is it a step stone to something bigger?

I borrowed from my IRA and wasn't able to pay the amount back in 60 days.

If I were to borrow again in less than a year and pay this 2nd loan back would that be possible or is that not an option?
