Hi

I’m renting my primary home and have a good homestead exemption that I don’t want to lose.  I’m looking to access my equity here. 

As a background I took the last couple years off to take of my dad as he was close to end of life. As such I don’t have a w2 income. The rental income supports the ability to have a bigger payment.  How do I best go about this?

Post: Tenant left stuff on curb?

So I had a tenant move out and our agreement was to clean the house. He did and left stuff on the curb for city to pick up. The city doesn’t do large furniture collection and I have to get someone to haul that away.

Can that cost be taken out of the deposit? Or is it on me since it’s out of the house.  

This is for a house in Texas

I'm looking to see if in the NACA area of Austin its possible to convert the zoning from SF3 to MF4 so we can add units on a deep lot of a duplex. The intention is to increase access to affordable housing here. How does one go about doing this? The duplex is on a 9800 sq ft lot here.
