Here is one piece of advice I have for you:

As you attempt to find what area to invest in, use this website 

https://www.areavibes.com/

Its a great resource and starting point for what an area might look like and it has something called a "livability score". The highest score I have seen in our area is 85 so I would consider that an A+ area.

1. A real estate agent can help 

2. A contractor can help with this or realtor who has done this

3. depending on what side of highway 35 this is on is going to be a huge deal

4. FW is (in my opinion) always going to be a safe place to invest in.

You need someone with boots on the ground and someone who has done this before. If you don't already have an investor friendly agent in this area go to the top of the page and click on AGENTS and go from there.. or maybe chat with someone here in this area of Fort Worth.

As you begin your REI journey here is one tip I have for you:

Use this website as you are trying to narrow down the places you want to invest in. https://www.areavibes.com/

Its awesome because it gives you a "total livability score" & you can compare different zip codes & streets to others. 

I have found in my area the highest "livability score" is about an 85. So I would consider that to be an A class area.

The best advice I can give you for studying for you license is to voice record yourself reading questions and answers on notes cards. Then when you are driving in the car or doing anything you can listen to it and it helps alot!

Finding the actual cash buyer who is legit and real is the hard part. Maybe just try finding the deal and sending it over to a larger wholesaler for a JV fee?

I have not been in your shoes but have read others that have and from what it sounds like getting the judgement is the easy part and physically collecting the $$ from the tenants is the hardest most impossible part. I am sure others will chime in here shortly!
