Finding your areas you want

Utilize this website https://www.areavibes.com/

Its a great resource & gives you a 30,000 foot view of a city/zip code.

Finding your investor friendly agent:

Go to the top of this page under AGENTS. After that you will be asked a series of questions and from there you will be matched with 3-5 agents in your area. I would suggest picking an agent who has the best reviews or forum posts, that way you know they are truly active on here and have the experience!

Fellow Texan here!

Here is one recommendation as you begin your REI journey.

Make sure to have your team around you before you start, or as Brandon Turner from the BP podcast calls it, your CORE4. 

Who is your CORE4??

1. Your contractor

2. Your deal finder (agent/wholesaler)

3. Your property manager

4. Your Lender

My suggestion to find #2 & #4 would be to go to the top of this page and click on AGENTS & LENDERS. There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area. My suggestion would be to select someone with the most forum posts or most reviews. That way you know they are active in the BP community!

You would find better traction posting this in the CLASSIFIEDES section of bigger pockets under FORUMS

Secondly, if you don't have a large buyers list I would recommend partnering with larger wholesalers for a JV. Like New Western or RPR.

Welcome to Bigger Pockets. The 2 properties that you own, are they here in Texas? There are a few seller financed deals on the MLS. 10% down with 10% interest rate over 30 years.

I do have a question. Why don't you pull out the equity and use that cash? instead of seller financed which would be less advantageous for you financially.

Kudos to you for thinking about real estate investing while being in college! I wish I did that. 

Best advice to you would be to use that VA loan as many times as you can and buy primary residences for a year, rent them out and then buy something else with the VA!
