I would say no - that a PO box is not acceptable for rental history. You can't rent out a PO box and live there.


And yea that sounds like a huge red flag to me. 

PO Box only shows where someone received their mail not where they lived. You need to have the ability to contact previous landlord to verify previous rental history. That's great that he travels so much but ask him to provide where he rented and where he slept during that time. 

There are plenty of fish in the sea AKA tenants to choose from.

Welcome to our world. This is very frustrating now. Commissions are no longer viewable to the public because the thought was that agents were steering their clients to show homes with higher commissions 

1. Commissions are negotiable

2. As agents we will always ask the sellers to pay for our commissions so it doesn't come from our buyer clients

3.You should have signed a buyers representation with your agent and that should have determined what % your agent is going to be paid. 2%, 2.5%, 3%. Whatever you agreed upon

4. If you signed a 3% buyers representation agreement and the seller is only paying 2.5% and nothing more then just ask that your agent amend the buyers representation to 2.5% so you are not on the hook for the last %

I will say, some agents are VERY strict and won't budge from 3% fee which in my opinion is kind of ridiculous.

If you are my client and the seller is only paying a 2.5 % fee I won't ask you for the additional 0.5%. But that's me!
