It’s very cheap to apply for it, but really depends on how picky the inspectors want to be. It’s definitely not a reason to not invest over here, but just something to keep in mind. I see a lot of properties have the C of O’s transferable too, which is nice!

Hey, I don't know about the other markets, but you can find several good deals in that price point in Rochester. I work with a few contractors and property managers as well. One crucial thing you need to know is that every property needs a C of O (Certificate Of Occupancy). It is the city's way to say that the property is livable and can legally rented out. Sometimes it is a little hassle to get them, as they can be nit picky on what work needs to be done. That is probably the biggest thing. Hey, you can find plenty of turn key properties on the MLS. That's why I find all of the deals for my clients. Financing strategy wise, most people go the mortgage route, some do cash, and a minority use seller financing. I lot of clients want to go the seller financing route, but most sellers don't want to hold a mortgage. The most popular strategy over here is Buy and Hold. There are some investors that use the BRRRR strategy and some even fix and flip.
