I’m looking for an investor friendly agent to assist a family friend who’s a long-time renter looking to buy their first home in the Rochester/ Pittsford, NY area. (In the pre- approval process, shopping in the 200-300k range & considering buying a duplex or single family.)

I’m an 18 year old real estate agent also in college as a business major. And I have a few questions.

1. What are some work arounds to getting a mortgage if I do not have 2 years proof of income?

2. What is the best calculator or property analysis system that I could use to analyze properties?

3. Where can I get creative to find the cash for a down payment that might be out of my price range?

And a few questions I have as a real estate agent.

1. Is there anyone who is or started out as an 18 year and could share some insight on how they got started?

2. What type of marketing should I get into to get the best result?

3. How do I become a trusted real estate agent at my age?

If I could get some help that would be great! I’m also located in Rochester New York. A growing market and a very promising area!

After more consideration, this route won’t be the best for my situation. Having young kids we’ve decided it’s best to not move around.

Instead, my goal is to find an investment property in my local market (Rochester, NY), ideally a single family or duplex. I’d still like to leverage my skills and experience with home improvements. Finding a property that needs mostly cosmetic rehab in a nice or upcoming area would be best. 

I currently hold a number of properties in Rochester. There’s still plenty of room on properties even with the tax rate. I’m starting to trim back my portfolio a bit as I’m getting older and shifting strategies. I would avoid properties that need lots of work especially if you are far away. Try to find an Investor like me that’s aging out and work an off market deal wherever possible. Feel free to pm me.
