That’s good that you have friends in the area to tell you what places they’d avoid. Taxes definitely are an issue to make some deals make sense. However, there are still deals out there that cash flows even with higher taxes. Also, it’s good to network with realtors and investors in the area, as we sometimes have off-market deals.

If you plan on having a contractor or property manager, you can have them walkthrough the property and get their insight. They might charge, but it would be a way around an inspection. Obviously it won't be super detailed as one, but as close as it can get.
