Post: Wholesaling Gurus

I have heard a lot about two wholesaling gurus. I'm not sure if "gurus" will be the right word. Usually that word has a negative impact when in comes to real estate. However, they both seem pretty legit and seem to be doing a lot of deals and growing their wholesale business big time. Their names are Sean Terry and Than Merrill. But they also offer mentorship programs (not thinking about doing them or anything) but for some reason I feel that a lot of people who offer mentorship programs are a little bit shady or make little money investing and a lot more mentoring (which should be the other way around, in my opinion). Anyways, I don't know much about them and would appreciate your opinion on them. Thanks!

Well, I guess is better to say "We Buy Houses" as in "we" meaning you (the wholesaler) working along the investor buyer.

At first I thought you were talking about buy and hold but now I realize you are talking about fix and flip. If you are just getting started in real estate, I would recommend you start by learning as much as you can about the specific investment strategy you are planning on using. In this case that would be the fix and flip investment strategy. You need to know every detail of the process: estimating repairs, finding properties, ARVs, etc. As far as financing would go, a lot of people pay cash with their own funds. They got the cash funds from their day jobs, by selling real estate (as agents), by doing wholesale deals, etc. Some other people finance fix and flips through private lenders (family, friends) or hard money lenders. You can also get a partner who provides the capital and you put the deal together. Hope that helps.
