Did the bank look for cash reserves? How are you servicing both the debts (credit lines and mortgage)?

 Ok thanks @Wayne Brooks I totally understand time is money and I wouldn't want to waste his time, I hate when it happens to me.  I want to make sure I have serious buyers before I move forward, as of now just setting all my systems in place before we start aggressively marketing.  

Do you know of any REI clubs or groups down in this area? I joined on in north palm beach that meets once a month, but would love to find one down south.

Closings went just fine and I got paid.

 Hey Ana can you recommend title companies to use for wholesale closings? I'm in the process of putting together a deal would duly appreciate it!

Welcome back to Florida glad to hear you are jumping back into the investment market!

Hello BP'ers, 

I have searched through the file place and can not seem to find a contract template for wholesale assignment.  All of the links within the file place seem to be broken or missing the file, does anyone else have the same issue?   Does anyone know of a place where I can obtain a sample assignment contract?   Thanks in advance!

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

 Yeah I've been looking at jumping into that market as well since I still have family and friends in the area.  When I recently went to visit this March I noticed that the University of Toledo (nationally recognized law school) has made major improvements to the area turning it into more of a college town (student housing is my thought process) which could be a good sign for future growth.

Hello BP members, 

My name is Mario Riley, this is my first post introducing myself!  I joined BP only a few months ago while I have been studying for my real estate license. I have been hooked since day 1 on the vast wealth of information from the podcasts and forum posts.  I can proudly say that I passed my state exam yesterday and will be an officially licensed real estate agent! (mainly for investment purposes)

My background is in sales I currently work for full-time in telecommunications.  I recently graduated from FAU with a bachelor's in business management.  Originally from Ohio, I have been in south Florida for just under 10 years.  My goal is to network with other BP members locally and around the country.  I plan to focus on buy/hold, flipping, and possibly wholesaling.  I hope to build long lasting relationships with other BP members and to help other new members in the future by paying it forward.
