Jon Klaus thank you for the welcome! Texas is a truly a phenomenal market. I just returned from the monthly real estate investment club here in Houston and one of the presenters talked about our market. So much opportunity out there, it's an exciting time to be a real estate investor.

Holy smoke there is a new member introduction section and I just found it! Sorry for the bit of delay in introducing myself to my fellow BP members.

What an amazing resource you people are and immensely helpful to folks such as myself. While my investment experience in real estate is limited to buying houses for my family, I have converted several of them into rentals after we moved on. Real estate is something that has always fascinated me. Over the years I've flirted with getting a real estate license and am finally doing so. The goal is to leverage 20+ years of corporate sales experience (from leadership levels to carrying a bag) and apply these skills to all that real estate has to offer.

My real estate goals are pretty straight forward. Flips interest me and I'll do them as they come available. My primary interest will be looking for is multi-family units and highest and best use land opportunities. Over the past year I have worked on building a strong list of general contractors to partner with. In addition to cultivating a network of GCs, I have also worked on developing a group of local investors. It is important to me to constantly network with folks and also help them achieve their real estate goals. While I may be fairly new to real estate, I strongly believe in helping others achieve the dreams.

To those who have already helped me here on BP, thank you! I look forward to constantly learning and supporting others on this forum.

David Niles Thank you very much! I now only have two classes left and hope to have the test knocked out by the end of December. I spoke with four different general contractors today about working together on projects. My plan is to hit the ground running once I get the license.

Excellent point Brian Burke thank you for pointing that out. Houston as an overall market is amazing right now thanks to the robust economy here.

I agree with Page Huyette in regards to Evernote. It is my most used application next to my email app. You can create specific folders dedicated to each trade and sort via tags. In addition to this you can also create To Do lists as it relates to projects that might be under way for each property. The uses for Evernote are endless and flexible based on your workflow.

For me it is worth the yearly fee to use the Pro version.

Out of curiosity I ran a Google search on your question and came up with an interesting data point. It's an article on the 10 Emptiest US Cities, food for thought on areas to possibly scratch off the list. Interesting to find my city (Houston) on the list.

Justin Lee I just recently joined the real estate investment club in Houston and wished I'd done so sooner. The vast array of talented people was well worth the cost to join. In the sessions that I've attended so far, it's amazing to meet the wealth of talented investors.

As others have mentioned, your age should not be an issue. Brandon Turner provided excellent advice as have others in this thread.

Good luck and I hope your experience with your local club reaps you great rewards.
