I have had some of the same experiences. I sometimes wonder if the represented party has any idea how many people some brokers blow off. Lending is also more difficult in the under 2m range.

I think you might need to use the cash initially and then refi or heloc, as those processes take time and are usually done in advance. I would redo the 2nd property as the first does not have much equity percentage wise. The cash flow for the cost on the property sounds really good if it is true nnn.

You control your research in REI the same as stocks, however, you cant control what changes after you buy with stocks. The prices are also affected by public opinion as well as any changes to philosophy, leadership, etc. In addition to the cash flow, you also have appreciation, easy leverage, tax benefits, and deprecision that eat less of your profits. You also mentioned the transfer costs, but didn't include capital gains exceptions and 1031s that can create large savings over time.

Some good opportunities in duplexes or in law suites. I would also consider x zones bc insurance costs a ton.

Being unfamiliar with the large costs associated with roofs, structures, parking lots, etc., I was hoping to get feedback from someone with experience owning buildings on that are not fully triple net and what things to look for to make the additional risk/expense worthwhile compared to other commercial property or multifamily properties.

Also curious to what items people are concerned with on site for a true NNN lease. I would assume the rent, lease length, lease clauses, the tenant, the history with tenant at the location, the quality of the building, the car count/surrounding population, and the ability/cost to repurpose would be much more important than what you would find on site, but I really don't know. @Joel Owens would be a good person to ask about the LOI and due diligence.
