I am a new investor looking to buy properties either for flip or run it as a rental property from foreclosures. To buy any property from a foreclosure we need to have capital in hand and after doing all the due diligence, such as going looking at the property, performing a title search, I still have a small problem in hand and that is MONEY. Obviously being new to the game, do not have much capital at my exposure. Can any of you smart investors suggest a way to raise capital before I walk into the foreclosure. I don't have a big family here in US, so don't have that leverage to my disposal. Banks, hard money lending will probably not lend me money until i have the property in hand. What are some suggestions and offerings? Would greatly appreciate the feedback.

Hello all BP family members. I am a new addition to this family and have recently acquired my realtor license.
As with any business and more so for real estate ones net worth is his/her "network".
Introvert by nature I want to explore some networking opportunities in Houston, Texas and would like to know and meet lot of you wonderfully talented individuals and learn and grow more.

Hello BP community- Can someone recommend a title search company, who can perform a title search for me on an investment property in relatively quick time and at a reasonable price. I am looking for one in and around Houston/Richmond, Katy, Texas area.
Also is there any difference between title search, preliminary title search and/or abstractors certificate? Want to check if there are any outstanding liens on the property? Generally how far back should I look to go, till sovereignty of the soil/10 years/30 years??? Any insights and/or information will be greatly appreciated.

Victor- Thanks for your encouraging response. I have been reading books and have been following the forum for some time and my inclination is more towards buy/hold single-family home to generate some cash flow, while requiring relatively low capital investment as compared to multi-family home or apartment complex. That is my basic thought process. Any guidance will be appreciated.
