Thanks I ended up going with Arrow Exterminators, couldn't beat that price. Thanks for the flood zone reminder, I didn't think about that. Should I contact DataQuick or a similar company to determine flood zone? Isn't this check during appraisal?

Hi BP,
I'm in my due diligence period for my first buy and hold property. I need good recommendations for a pest/termite inspector in Charlotte. By good I mean reasonable price.
I've already had an appraisal and property inspection done, are there any other must haves during a due diligence period that I may be missing?

I'm trying to purchase a duplex with FHA financing. After getting approved the loan officer said I could purchase a duplex with FHA financing. However the duplex I want is two parcels so now the LO says I need two different loans, FHA for the owner occupied side and Conventional for the tenant occupied side. On top of that if I find a duplex with one parcel I would have to do a 20% down conventional loan. None of this sounds right or makes sense. Is this something new or has anyone else experienced this?

Im looking to start multi-family investments. I have my first duplex under contract and recently came across a 15 unit condo deal, however I'm not really sure if it's a deal. That's where I need you guys help.
The condo package is for 13 units as the seller already has 2 units under contract with the tenants. 7 units are occupied, the other 8 have a waiting list. Rents range from $850-$900. The asking price is $685k.
I would like to wholesale this property but I need more information. The seller will provide comps, address, pics and video after they have proof of funds.
My question is 1) Is this enough information for me to present to my buyers as a good deal? 2) if not what other information do I need before a buyer would provide proof of funds?
Hopefully I've included enough info here, if not I'm open to questions and criticism..
