Im new to this and just received a lead from a guy who needs to cell his 3/2 1500sqft. home. I did a drive by and it appears to be in a mobile home community im not sure exactly what to do here, im not too familiar with mobile homes

Owner Asking:40k

Owes: 46k (thats correct)

(He's had some health issues and wants to sell)

I looked at sales and theres two properties ive found in the area

70k & 85k sold recently i had to go out about 0.9 mile..

I want to help him im just not sure if i can. i may be missing info.

Spoke to a gentleman that sounds like he needs to sell asap. After due diligence my numbers as follows

Owner occupied built 95' 3/2 1500sqft SFr updated roof and ac 2 years prior Asking: 245k

ARV 260-270k i estimated

14,000 for Repairs house is clean but not updated

comps are around 225k  but bigger than his with at least 500 more sqft each property with an extra bed or bath 

What would you offer for this?

What would you pay for this?

Its my first potential deal i want to make sure im in ball park

ITS my first appointment my first motivated seller lead.  Neighborhood is family oriented good school system pretty quiet. Im supposed to meet with him on soon at the property. Any tips for a first time Negotiator? lol...
