Been getting some calls recently and just wanted to update this. 
For those who are looking to get a licensed in the USA. There's no easy way. You have to get residency somehow. 
I decided not to pursue it and fortunately I married a US citizen in Florida so that is the route I will be taking to get my licensed if I choose to.

Probably due to the restrictions that the gov are trying to place against Wholesaling & Assigning Contracts. I'm thinking you can use this code 541613 - Marketing Consulting Services:
As your business utilizes marketing strategies to find motivated sellers and potential buyers, this code can reflect the marketing efforts you engage in to promote your properties.

It's really market dependent. For Miami specifically. The market shifted in 2022 and the comps you're using earlier on 2022 wouldn't be relevant. 

At this point I wouldn't go past 3 months but I agree with @Mason Hickman...the more recent the comps, the better.

It seems like the market stayed flat and don't fluctuate much the past 2-3 months. I'm actually seeing pending going up and properties that has been sitting for a while sell now. If the trend continues, in 6-9 months I think we're going to face a shortage of listings and start seeing some buyer competition again.

Hey Arthur, I don't know if it has those capabilities. I found it by just googling and suggesting it to my friend. I use an iPhone. 
What I recommend is download it and try it out. Actually download a few audio players and see which you has the the features and use you want and go with that.

That's the market here in Toronto, Canada. I assume its like Denver and Seattle prices. $1900 is minimum but I've seen it max probably $2400

thanks. I'll reach out to some lenders and see how I can do the cash out refi. 

I'm not sure if I understand it thought. when you do a cash out refi, are you extending the term? and taking out the equity from it? It would be great if I can see a spread sheet how the numbers work with a cash out refi. I'm not sure I understand how it works.

my parents bought a house back in 1999 for around $244k and have around 60-70k left on the mortgage. The market in our area is exploding and the value around our area is $600-700k.

I was wondering what kind of options does my parents have with the amount of equity and appreciation they've built up for 18 yrs. It's their primary residence and their mortgage is around $970 a month. This neighbourhood you can rent the the place for at least $1900 for a 3bd 2.5bath. I just feel like I can help them be in a better situation but I'm a new to real estate and not sure what would be the best option for them to take advantage of the hot market here.
