Donald to echo what others have been saying you are better off buying a decent neighborhood of indianapolis where you can even at market price get a 10 cap and if you can get it less off market you can get 12-15 cap. That might be far from you though so maybe Ft Wayne or Gary is better? I don't know those markets though. But Simple Wholeselling does Ft Wayne.

I signed up at the $3k level.
Once I finally got a deal for them to work with they sat on it and would not answer emails or phone calls and ran out the clock. I lost 2500 in earnest as a result.
I would say these guys are a scam DO NOT WORK WITH THEM!!!

Only one I can recommend is one I bought part of his company (Indy has a LOT of crooked contractors, like 90% of them).

I am not a fan of Arlington until about 46th St myself.
Marion County as a whole is great as long as you avoid war zones. Anything close to downtown is either on fire or will soon be.
The one above might be really good a few years from now as Bates-Hendrix money (a neighborhood that went up a lot two years ago) is pushing in that direction as we are seeing a huge demographic shift towards downtown.

Usually the constable with the court has a company they work with. Get it from them.

Avoid the areas that have ARVs under 60k and you should be fine. Don't use build zoom to get the contractor.

You should start going to CIREIA and INREIA meetings (find them on meetup.com). If you become a wholesaler I am a fix and flip investor.
