Welcome @William Wheeler. I too am in the process of obtaining my first property. It does become overwhelming with the reading but I noticed that a lot of the things that I read about residential rentals and flips have become repetitive. Some advice that I've heard was to take action and learn as you go. I think the basic and the most important is to know your numbers and make sure it makes sense.

I was watching a YouTube video and this real estate investor named Juan Pablo spoke on how to determine the best markets for rentals and he stated that an investor can find a deal in any market, just as long as the numbers work.

I would walk away. There isn't enough spread to make a decent profit. Plus, that number doesn't even satisfy the 70% rule.

Yes, that is one of my worries too. I did notice that one of the properties I was looking at had the title information. I'm not sure how accurate it is. I am assuming that we can just contact a title company. I don't have a property and I'm a little skeptical about buying at auction my first property. One individual on my other thread advise not to buy a property that you're not allowed to take a look inside of if you are a novice. Which makes a lot of sense, and I wouldn't have done that to begin with.

That is something that I was having an issue with as well. Having so many loans. There is a cap to how many loans you can have. I think every state has its own limits.
@Joe Villeneuve What's your prospective on this? I was told that sometimes people will use family or friends to do refi for their other properties.
