@Kimberly Regnier Yes it can be done. You just have to know the markets. There are a lot of markets in NYC that are mainly good for rentals. Then there are some middle-income class markets that will successfully flip.

@Kai Kopsch I have been using a populated excel spreadsheet to analyze potential deals. It's not as sophisticated as the BP analyzer. But, I am interested in knowing what others suggest.

Interesting that the best tenant has a bad credit score and the worse tenant has a good score. Is the "mediocre" tenant bad because of late rent payments? Maybe the tenant with the poor credit score has bad credit because of factors other than negative accounts or public records, bankruptcy, etc.., such as high debt to income ratio or excessive inquiries.

Nice house! As a buyer, I wouldn't like the ramp.
Other similar homes sold for a little less than $900K. I think you need to lower the price.

@Jasmine Williams Try googling "practice real estate exam Michigan". I took my exam (NY) in April and passed. I had a study guide from my school that was not free though. Good Luck to you!

I too am interested in knowing the process of buying through auction. I created a topic about "auction.com" in a forum and someone mentioned that you have 3 days from when your bid is accepted until when you have to pay in full. Within that time you must do your due diligence. I am not sure how accurate this is.
What do you mean by "desire real estate"? Are you referring to SFH 3/2, 4/2, etc..?
