Passed ... State and National Test

Now Licensed as a Commercial and Residential Broker in the State of Illinois...

I'll be taking my Brokerage exam tomorrow morning.

Only attorney's can technically administer leases in Illinois. 

Chicago has standard Chicago leases... You can google search for it.

Or ask an investor friend for a copy. 

Bigger pockets also sell a version of it.

I'd suggest making it fun by watching a documentary or a movie showing the process and how investors prosper... and use that to push the conversation.

This could be a good opportunity, Brandon Turner always says your first deal isn't about "getting rich" it's more about getting the momentum going. 

It could potentially be a good deal, but no one would be able to give you a definitive answer until you post the exact numbers. 

You'll potentially be able to save on your current monthly expenses, break into real estate both as an investor and home owner while at the same time building confidence in yourself as a serious decision maker... Those benefits alone might make it a good opportunity, but without the actual numbers no one can tell you if it's a good deal or not. 

Great idea, the federal government hasn't shut down so the program is funded; and even if the federal government does shut down the program will most likely still be funded for 3 months. The last and longest recent government shut down was 2 and a half months, rent was on-time both months. 

Market rent is uncertain because of the continuous lose of jobs during this downturn. 

I've recently taken the in-class portion of the requirements to become a Real Estate Broker here in Illinois; I was literally in class the week the World quarantined. 

I've been writing and re-writing my strategy for once this is over and am lost because of the unknown.

So I'm wondering how did Real Estate agents and brokers survive the 2008 recession? 

Your answers and the fact that I called the contractor, she says I have a 10 year warranty. Now I feel more comfortable.

I got a new roof today for my 2 flat... it’s a flat roof ... Roofers started at 7 and were done by 4:30.

Should I be weary or does it usually take 1 day to finish an entire roof...?
