I went to the RDPD 3 day seminar a while back and must say I got very interested. One of the flags the 1st day was when the instructor asked each of us to call our credit card companies and ask for the highest credit limit they would give us. Duh?
The next 2 days was a blitzkrieg of information designed to "blow you mind" with visions of massive wealth. Well it worked on me and I signed up for $10,000 of advanced classes.
When I got home I reviewed what I had signed up for and realized it was grossly overpriced so I exercised the 3 day cancellation clause.
I was later successfully hustled by their coaching salesman and signed up for a 1 year coaching program for $6,500. It was nearly worthless in that the coach was very weak and only wanted to be my psychologist.
Anyway the only good thing is that this experience made me stay in REI and I am now making some money in various areas. The best way to learn is the take advantage of the incredible amount of FREE information like you find here on BP, forums, YouTube, etc. and then get out there and take action.

There are many including the Bible which stands by itself, but for books written by human beings, "As a Man Thinketh" by James Allen. It is a tiny book with a huge message.

I've bought Eric's programs and have used them successfully. I also have taken advantage of the numerous FREE videos he has done. Eric unlike a lot of the real estate "gurus" lives up to his commitments. I think you had a one off situation and should take it like that and not exhibit you negative attitude.

Good idea Stephen. I'm in the process of doing that. I also hooked up with a very experienced mobile home repair guy who is going to help me estimate repairs so I can make good offers and help me rehab the mobile homes.

Aaron, Thx for your comments. The other aspect of this is I am ready to branch out into some form of passive income REI. I have been doing some lease options and will continue to do those. I just think this deal has enough upside to go forward. This is my 1st of this type so part of the appeal is the learning curve I will climb. This park owner also has 7 spots open so my next idea is to find some very cheap mobile homes to move in to his park and rehab and rent out. My goal is the create $3000 - $5,000/mo passive income.

The mobile home has been remodeled and I'd prefer a 3/2. However the tenant will probably be long term.

I put a down payment on a 2004 14x70 3 Bd 1 Ba mobile home that's totally renovated. Selling price $15,500, $600/mo rent, $195 lot fee. Mobile home is in a nice mobile home park with on site owner/manager. Renter in place with a 1 yr lease. Renter pays all utilities and manager maintains minor repairs. I am paying cash. Any comments on this deal?

I'm looking at office buildings. Particularly ones currently occuppied by professionals, ie medical etc. that have long term triple net leases. These seem to be the most passive in terms of management and problems. I've looked the college apt market and I went to LSU so I know how to tear up apts, have 24 hr parties, have 10 people live in a 3 bd and all the rest. I don't want those headaches. I just want a simplified commercial property with stable tenants and a good ROI.

BTW: EWE is 99% responsible for the current pitiful state of LA in that he and Huey made the mold for our waste and corruption.

We hear Edwin is going to run for Governor again and probably win!!!

Well you guys have popped my balloon. I wanted to make a couple of $1,000 a month with 1 office building instead of 10 SFR's. I'm looking at an office bldg right now for $600,000 with $5,200/mo coming in on a triple lease with 4 Dr's. $50,000 down with owner financing at 6% on balance.
