I agree. I definitely need to get set up with the right GC and dig into the local zoning requirements. I have a GC that’s built my own home and developed a commercial building for me but I never have built a rental property.

I invest in northern Utah (Ogden). In that particular market, the cost of land is pretty reasonable and the city seems to view multi-family favorably. I have several rentals in the area and, based on how quickly they’re taken when I list them, I would say there’s definitely heavy demand. But I’m sure with new builds, the devil is in the details (and the budget).

You raise a very good point. In the area in which I invest, my existing rental units are typically rented out within a day of listing them. And in monitoring multifamily sales, it seems properties are going under contract within days of being listed with multiple offers being a common scenario. I’ll take these as good indicators that new construction could be a good path, but will definitely do more research. Thanks for the input!

Has anyone had success building a small multi-family (triplex or 4-plex) from the ground up that cash flows? What are the pitfalls?

@Ben Visser I know this post was from a couple of years ago, but curious to know if you moved forward with this purchase. I purchased a 4-plex in Ogden earlier this year and have been pretty happy with the returns so far.
