Here in Southeastern NC Realtor.com is the only one of the big names that is actually linked to our MLS. You will find accurate information there on what is on the MLS -- our MLS stopped feeding Zillow about a year ago, but many agencies and independent brokers make sure they feed them.

Postlets is now Zillow Rental Manager -- integrated better into Zillow.... awesome app and you can use the HTML code to generate a Craiglist ad as well.   They walk you through it.

You can approach the owners although I'm not sure of legality (disclaimer) --- they may be able and willing to shortsale.  It's not fun and you may not be welcomed but might hit paydirt.  I would suggest finding a knowledgeable broker who works with REOs and investors.  They probably have their ears out, see what's coming up, and know how to work HUBZU, Auction.com, the federal sites, and the county courthouse, etc.  Zillow is usually outdated for real deals.

Study the Zillow reviews of Realtors in your desired market.  Check out what they are selling.... you should be able to tell if they are working with bank owned.

I second what Jack says.  It's best to use the official form because it covers NC specific housing

law.

Hi Chris --  I'd be happy to talk to you about Wilmington, NC  -- good investments here and a lovely little town at the beach. We have a decent film/tv industry that has suffered as of late due to state government but is looking better once again!

Unfortunately, here in Wilmington multi-family properties are not that common.  We do have a lot of small Single Family Residences available.   Desirability of the location can vary from block to block a that price point and the home almost always will need at least some repairs, and always paint, maybe flooring, appliances.  I would be happy to offer my advice.  Prices are higher in Wilmington than in Jacksonville.
