Topsail is definitely more affordable than New Hanover Co beach homes... I love that beach! I just spent some time touring homes and a beach front house was to be found under $500k -- flood insurance def is to be considered!

Try looking for Wilmington House Flippers on Facebook. The moderator is a woman investor, leads discussions, and may be willing to chat about her experiences. The group also includes those who buy and hold.

I did have some contact with a gentleman on this site looking to put together a downtown investors group. There is an active group that meets out by Mayfaire I do believe. I'll look for the links, Kevin May.
I have a group on Facebook called Wilmington Short Term rental Advocates that discusses the subject her in Wilmington. I'd be happy to add you Daphne Moss. Or any member for that matter. I used to be nervous about standing up for the issue as a Realtor, but I realized supporters are numerous and varied. This is a big county and Residents of Old Wilmington should not be allowed to dictate the zoning all over. Moreover, we ARE a tourist town! Many citizens rely on the income to keep their homes paid for both with the ABB model of renting a room and the whole house VRBO model. Especially in the wake of our state government's choice to take away film credits and decimate our film industry here. We do still have some TV thanks to a small grant program, but film brought a lot of cash, especially to downtown.
We have already had one public input session and a survey that was overwhelmingly in favor of STRs. More than happy to repeat the scenario, just to make sure the council understands what the majority of the public wants.

Hi Donna,. I have several short term rentals in downtown Wilmington. There are many visitors who prefer the Historic District and the walking attractions of downtown. The beaches are a short drive away, like 15 and 20 minutrs, but the diversity of activities is greater in town: restaurants, clubs, events. Currently week long rentals are legal. We have some very vocal and political Historic District residents who want to make month long rentals the law. Ridiculous for such a strong tourist town. I doubt the week long rule will change in most of Wilmington and the rest of New Hanover Co. We will see how influence Residents of Old Wilmington can exert in the HD. Prices are lower downtown and rentals stay booked for tourists, weddings, events (film festivals, conventions, sports). I also do monthlies for relocaters and corporate renters in the off seasons. I'd be happy to talk...I have a lot to say on the subject! Lol

You need to find out if the deceased's mother has title to the property. There may be an estate that is selling the property. Ask the mother what is going on with the estate. There may be an executor or lawyer you can contact.
