I am lucky, because my boss helps me keep track of my expenses. He is a qertified proadvisor and he just gives me a discount on a quickbooks subscription. 

Have you considered outsourcing your accounting to someone who is well rounded in real estate accounting as a financial analysis and an accountant/bookkeeper/cfo/controller?

This way, they can handle the tedious task of reconciling and organizing your reports, while also having the expertise to provide you with an accurate P&L across all your properties. Furthermore, outsourcing your accounting can also free up your time to focus on other important tasks, such as finding and managing new properties. Additionally, outsourcing accounting also allows you to have access to a professional who can provide you with better insight and guidance on how to improve your financial position and make better business decisions. This could be a cost-effective solution to your end of year problem and can save you a lot of stress and headache.

"if you invest in a deal where you are providing debt (and you are not an equity partner), aka basically acting as a private or hard money lender you don't get tax benefits. Example: you invest $50K in exchange for 10% annual interest."

Over the period of time that I was working for my boss, I have gained a better understanding of how investors can syndicate and partner up with other investors in order to expand their portfolio growth and take advantage of tax advantages.

There are so many bookkeepers that don't know how to properly book certain transactions.

The journal entry for the purchase of the house.
The journal entry for a mortgage payment.

Sometimes CPA's have dedicated bookkeepers on staff who understands real estate bookkeeping.

Some designations are those who are certified to work on the accounting software.
I.E. Quickbooks Pro Advisor



I concur. My company always have to clean up the messes the prior person who just enter things without allocating them correctly especially during acquisition and dispositioning, but also loan payables as well.

Hi @Danielle Jackson that's awesome that you have those things lined up. Finding a lender is probably the hardest part which is why you are here. Do you already own the land? Do you know what you want to build on that land and what can be built?
