Meet the person, check out the properties they have under contract, run the numbers...if all that is good and they have a contract for each property then pitch it to your buyers. Also, before you pitch to your own buyers both of y'all need to sign a Joint Venture agreement. You can google that and find contracts and more info on JVs.

If I'm wholesaling a residential property and put that property under contract with the homeowner-when I open escrow with the title company, will the property appear to be under contract online and/or a title transfer on property title search??? Thank you!

If I were you, if one of my realtors had a property that one of my cash buyers wanted to purchase I would add the assignment fee like I would on other wholesaled properties and pay myself that way. Depending on what state you live in would determine if you need a real estate license to wholesale.

If I use a certain contractor to do a repair estimate on a residential property is it ok to put in assignment contract that the buyer has to use my contractor? Or is that usually not cool and they just use their own? Thank you!
